Reservation fee - Once you have found the property and the terms of the tenancy have been provisionally agreed you will be asked to pay a reservation fee of £250 to hold the property. This is non-refundable should you decide to withdraw from the tenancy or in the event that your references are unsatisfactory but will be returned should the landlord withdraw from the tenancy for any other reason. Providing the tenancy goes ahead this £250 will be deducted from the first months rent.

Security deposit - Before you can move in you will need to pay a security deposit. In most cases this is equal to one and a half months rent. All of our deposits are protected by the DPS custodial scheme.

Additional pet deposit - In most cases where there is a pet residing at the property, 2 full months rent will be required as a security deposit instead of the standard one and a half.

Referencing fees - The reference application charge is £75 for each tenant over the age of 18 and/or guarantors. This charge is non-refundable. If you believe that you may not pass the referencing process, please speak to a member of our team prior to completing any forms of paying any monies.

Tenancy setup fee - For processing applications and drawing up the tenancy agreement we charge a fee of £300 per property. This is payable before the start of the tenancy and is non refundable in the event that references are unsuccessful or in the event that you withdraw from the tenancy.

Payment of rent - The first months rent is payable before the start of the tenancy (minus the reservation fee). The funds must be cleared 24 hours prior to check in.

Late Payments - On any property managed by us, any late payments or returned standing orders will be subject to an administration charge of £25 in each instance. Any late payments that exceed 7 days will be subject to written correspondence and an administration charge of £15. Interest may also be charged, at the rate set by the Bank of England at the time and deducted from your deposit.

Tenancy renewal fees - There is a fee of £50 for each renewal of a tenancy agreement.

Moving out fees - In most cases at the end of the tenancy it will be the tenants responsible to pay for the cost of the check out. These fees vary depending on the size of the property and whether it is furnished or unfurnished. These fees range from £60 - £160. It is also the responsibility of the tenant to return the property in the same condition as at the start of the tenancy which in most cases would require the property to be professionally cleaned at the tenants expense.
